BCO London Talk & Tour: The Waterman

A 2025 BCO Awards finalist, The Waterman is one of the largest heritage retrofits in Clerkenwell. Fathom Architects has worked with client BGO from planning through to completion on the ambitious re-imagining of this series of Victorian warehouses.

The four separate buildings had become increasingly hard to let due to narrow spaces dominated by circulation, a confusing array of tenancies and EPC ratings of C-E.

BGO tasked Fathom with securing the heritage building’s future by creating a fully accessible single 70,000sqft workspace with a drastically improved carbon footprint.

This BCO tour will explore how the reinvention of The Waterman took shape in the face of complex planning, design and construction challenges to increase workspace area by 9,900sqft and net/gross by 79-85%.

Delegates will hear from the client and design team about key interventions which created a single EPC A rated workspace with distinct character, renewed relevance and unrivalled amenities.
