Technical Tour – City Tower, Manchester

 

Bruntwood purchased the entire complex in December 2003 from Portfolio Holdings who had owned the building for five years, prior to which it had been held by receivers on behalf of a bank for around 10 years. Whilst Portfolio Holdings had undertaken some capital projects, these were limited to the demolition of one of the original trio of buildings, Bernard House, and the construction of a new shell building for David Lloyd Leisure, which was never fitted out or operational.

As a consequence of these ownerships the complex had been starved of investment for in excess of 15 years. Upon acquisition, the challenges Bruntwood facer were:

– Exceptionally poor ground retails offer

– A 37,000 sq ft income generative unit, with no occupier

– 50,000 sq ft of dilapidated podium accommodation that had not been occupied for 15 years

– A hotel that had been earmarked for development but not yet received it, therefore ‘blighting’ the estate

– Most importantly, a high profile 28 storey office block with no defined street level entrance

This BCO seminar and tour will look at the decisions and objectives that drove this £40 million redevelopment project.

Timings

6pm – 8pm

The evening will consist of a presentation by Pete Crowther, Development Director, Bruntwood and other members of his team. This will be followed by a walking tour and drinks reception.
