The building is constructed on a previously vacant, greenfield site, just a few hundred metres from the Trust’s existing accommodation. The Design Team – Feilden Clegg Bradley Studios, Max Fordham Partnership, Atelier One, Ridge, Grant Associates – selected in January 2008, has extensive experience of working on low energy office buildings which was applied to the emerging design for the new headquarters.

The building has been designed to accommodate 200 workstations in an open plan office space. The GIA is 2728m2, and the NIA is 2386m2, giving a resultant net to gross ratio of 87%. The construction cost is approximately £5.1M, which equates to approximately £1,780 per m2, representing excellent value for a building of this type and appropriate to the rental value for office accommodation in the Grantham market.

The design builds on the team’s experience and lessons learnt from the post occupancy studies of previous buildings to create a sustainable and bespoke building which meets institutional and BCO requirements.
