This new facility replaces Barclays existing accommodation throughout Birmingham and provides an integrated solution for the banks future business requirements and planned growth.

Barclays took the space from Ballymore, and at circa 100,000 sq ft was one of the Midlands largest office letting deals in 2008. The Barclays brief to provide an attractive customer meeting position with an excellent working environment was an exacting challenge for their Real Estate and Consultant teams, especially as the October occupation was little over a year from Heads of Terms agreement.

Working to specific financial constraints, the scheme has delivered an innovative, dynamic and colourful environment in which to work in. The design largely owes its success to the imaginative space planning of the floors producing a strong and visually stimulating contrast for the open office areas located on either side of the building, with the reception, meeting and training rooms formed in a circle around the central atrium area. This provides an average occupation density of 7.5 sq m per person, giving excellent efficiency and space usage.

Integrating the Barclays CAT B works into the completed CAT A basebuild has involved the careful design and selection of materials that enhance the concept, yet minimising wasteful and costly charges to the basebuild. Furniture and fixture suppliers were specifically chosen to promote the modern open feel of both the offices, meeting and breakout areas.

The tour will include a presentation lead by Fred Anson of Barclays Corporate Real Estate supported by their Consultant team of Project Managers ARCADIS, Cost Managers RLB, Architects SGA and Services MEITS, who will also answer your questions on the challenges that produced this successful project for Barclays.
