BCO Research Seminar: Future UK Office Densities

With real estate portfolio footprints for many organisations expected to reduce as a consequence of the global pandemic, organisations are adopting agile/hybrid working models such that most employees will not have assigned desks in those offices. Furthermore, there is a strong trend towards offices being designed for increased “connection” which affects the traditional space distribution between desk areas and alternative work-settings.

Overall, the findings of our research suggest that, rather than a single density figure, guidance on key factors that impact on space and density is required to enable organisations to determine their own relevant density. That said, our study also shows that there is a desire by those consulted to have a ballpark (“rule of thumb”) density figure as a starting point, which can then be adjusted for factors such as the organisation’s activities, demand for non-desk spaces and staff amenities.
