Major Refurbishment of an existing building presents numerous challenges and transforming the perception of the former Barclays Bank building, 54 Lombard Street, in the heart of the city with tenants in occupation was the major challenge for this project.

ORMS has dramatically refurbished 285,000 ft² of office space to Cat A and re-clad the podium of the building to change the perception and identity of it; the completed building is now called 20 Gracechurch Street. The design has introduced retail use to either side of the main office entrances, re-clad the elevations ground to 3rd floor in traditional Portland Stone, provided a new public space in George Yard and extended the existing atrium internally. The building now contributes to the street activity and has been re-engaged with the immediate context.

20 Gracechurch Street demonstrates that working with an existing building can provide Grade A office accommodation and contributes to the context. Within 6 months of completion in 2009 the building was fully let apart from 3 of the upper floors.
